We Do Everything or Parts, YOUR WAYProperty management involves a myriad of tasks such as showing property, qualifying applicants, collections, paying bills, bookkeeping, evictions, maintenance, repairs, and improvements. If you as a property owner want someone that can manage it all, look no further. If you want someone to deal with the tenants while you handle the rest, we are here for you. If you want help with the maintenance and remodeling projects but prefer to do everything else yourself, look no further. If you are going out of town and need a short-term property management company, give us a call. We are incredibly flexible and knowledgable in all phases of property management, maintenance, and construction. We'll take charge of the whole or perform most any part. Property management is primarily limited to Salt Lake City.
Property ManagementTypically, we keep ten percent of the income collected. In return, we show tenants your property, qualify prospective tenants to meet your requirements, and sign rental agreements as you dictate. We set up a special trust account in which you are a signer. Every penny we collect for you goes in this trust account. Every property management fee, utility payment, repair, etc., is paid from this checking/trust account. There is no comingling of any monies. We also enter every transaction into "Quickbooks Pro" so that you will have a complete accounting record. We'd be delighted to meet with you to discuss a management program.
Advertising Your Property On Our Web SiteBusy people appreciate checking out rental properties on the internet. Clasifieds are expensive and tell very little. For a one time fee of $79.00, we will take pictures of your property inside and out, post them on our web-site, and write a positive descriptive ad. We have several impressive ways of directing tenants to our site to see your property. This service is free if we manage your property. The $79.00 charge is to cover the labor required to take pictures, down-load them onto the internet and write out the information. The next time someone calls you from out of town, tell them to "Check it out on the internet first." People that are working til midnight, can check it out on the internet. This is a great tool and will save you alot of time and money. Potential tenants will call you direct.
Maintenance and RepairsA tremendous amount of our business is in maintenance, repair, and remodeling. We don't have to manage your property to handle your maintenance and construction needs. In fact, the great majority of our plumbing and construction clients don't even know we do real estate. We are equiped, licensed, insured, and we have the man power to roof, tile, drywall, paint, frame or general most residential construction projects. Our real specialty is plumbing. If we can't handle the job, aren't qualified, or don't have time, we will tell you. You cannot afford to have your rental properties sitting arround vacant. We can and will refer you to someone else. Our plumbing and construction projects are done through "Faucet Fixers". "Faucet Fixers" is licensed to perform general construction and plumbing jobs.
